Maggiore Companies Breaks Ground at 277 The Great Road

Paul Maggiore, founder and CEO of Maggiore Companies, envisions a mix of demographics at Majestic Elm Brook Condominiums— young professionals and empty-nesters.
He imagines it as a place where current residents looking to downsize and lead a more-relaxed lifestyle find something that suits their needs. Without the responsibility of exterior home and yard maintenance, this population could continue to reside in their familiar community.
At a “shovels in the ground” and ribbon-cutting ceremony at the Great Road site on Sept. 30, Paul Maggiore and his son Matt Maggiore spoke briefly. Company designer and Paul’s daughter Jacquie Maggiore stood by their side. The Maggiores thanked their team and all who have supported the project and enabled construction to begin.
Bedford representation at the event included Town Manager Matt Hanson, Select Board Chair Dan Brosgol, state Rep. Ken Gordon, Planning Director Tony Fields, Housing and Economic Development Director Eric Salerno, and Community Planning and Sustainability Manager Kylie Raymond.
The Maggiores greeted people individually at the project site and answered questions. Matt, with many years’ experience with multifamily residential development, heads the project. Headquartered in Woburn, the business now has an office located at 200 The Great Road for Elm Brook project oversight and property sales. The units will be exclusively marketed by the Synergy Group.
The project has an optimal timeline of roughly 16 months. On Sept. 4, the town issued a stop-work order for the project due to violations that included missing police detail, improper access to Roberts Drive, and incorrect exit direction on The Great Road.
After Matt Maggiore met with Bedford Building Commissioner Joseph Ready on Sept. 8, police details were scheduled and confirmed, and an agreement was reached in regard to turning direction on The Great Road. The order was lifted at that time, as both parties were satisfied with the arrangements.
Matt Maggiore subsequently noted that the town has been good to work with and that his company strives to work collaboratively and to resolve any issues in a timely manner.
Inside Majestic Elm Brook
The development will consist of 38 one-and two-bedroom units. There will be a main building with 36 units and two townhouse units in the rear. A fitness center and lounge will be two of the featured amenities.
There will be underground parking with one spot allotted per unit. Additional outdoor parking will be available on site.
While Jacquie Maggiore plans a contemporary design for the Elm Brook condos, she notes that there will be some traditional elements to better reflect Bedford’s character. She will offer buyers several options for finishes and colors without overwhelming them with too many options. Technology that did not exist until very recently will enable prospective buyers to visualize spaces more accurately and completely than before.
The Elm Brook development will be similar to the recently built Majestic Mill Brook condominiums at 1025 Massachusetts Ave. in Arlington. Both projects abut brooks.
Key differences between the developments are the lot size and the building height. The Arlington lot is smaller than the Bedford site. The Mill Brook building is taller at five stories, while Elm Brook will be 2 1/2 stories or 35 feet, the maximum permitted by Bedford zoning.
